I’ve called Central Texas home for thirty years. I know this landscape, the land itself, the neighborhoods, the waterways, the politics of growth, in ways that take decades to accumulate.

For the last fifteen of those years, I’ve been helping people buy, sell, and navigate property here, across residential, farm and ranch, and commercial real estate.

My work starts with listening. Not the performative kind, but the kind that actually changes what I do next. Every transaction has its own logic, its own cast of characters, its own pressure points, and I stay close to all of it.

I operate through Grounded Property, the team I founded with a deep investment in this region’s long-term health. That’s not marketing language. I serve on the Four Rivers Board of Realtors Government Affairs Committee and am active with MoveSM, a multi-modal transportation advocacy organization working to shape how San Marcos moves and grows. I’ve also served on the City of San Marcos Planning and Zoning Commission and the board of Sustainable San Marcos. I support the San Marcos Greenbelt Alliance, the San Marcos River Foundation, and Central Texas Prevent a Litter, among others. This community is not a backdrop to my work, it’s the reason for it.
